CANNES AREA

The Cannes area is often associated with red carpets, luxury boutiques and impossibly large yachts anchored just offshore — and to be fair, all of those things do exist. But the region surrounding Cannes reveals a Riviera that is far more layered, diverse and, at times, surprisingly relaxed. Within less than an hour’s drive, the atmosphere can shift from glamorous beachfront promenades to quiet hillside villages, hidden coves or pine-covered roads winding through the Esterel mountains.

Cannes itself remains the undeniable centre of gravity. During festival season, the city transforms into a curious blend of cinema, diplomacy, designer sunglasses and organised chaos. Yet outside the flashes of the Palais des Festivals, Cannes is also a remarkably liveable Mediterranean city. Early mornings belong to market vendors and joggers along the Croisette, while Le Suquet, the old quarter above the harbour, still feels refreshingly local once the day visitors disappear.

Just above Cannes lies Le Cannet, often described as Cannes’ quieter and slightly more discreet neighbour. Perched on the hills, it offers panoramic views over the bay, Belle Époque villas and leafy residential streets where life moves at a slower pace. It is the sort of place where lunch can easily become dinner without anyone particularly noticing.

Further west, Mandelieu-La Napoule and Théoule-sur-Mer introduce a more natural side of the Riviera. Here, the coastline becomes dramatic and rugged, framed by the red rocks of the Esterel Massif and small coves hidden between pine trees and cliffs. Théoule-sur-Mer, in particular, feels almost cinematic at sunset, when the red mountains glow above the Mediterranean and the coastal road curves along the sea toward Saint-Raphaël. Mandelieu offers marinas, golf courses and a more relaxed Riviera rhythm — less spectacle, more outdoor living.

Perched higher in the Esterel hills, Les Adrets-de-l’Estérel feels like a complete change of scenery altogether. The air is cooler, the roads quieter and the views stretch endlessly toward the coast. It attracts those who appreciate space, nature and sunsets rather than beach clubs and valet parking

To the east of Cannes, the atmosphere shifts once again. Golfe-Juan and Juan-les-Pins remain deeply connected to the Riviera’s seaside culture, where beach restaurants, sailing boats and long summer evenings continue to define daily life. Juan-les-Pins still carries traces of its jazz-age reputation, while Golfe-Juan balances fishing-port charm with a more understated coastal atmosphere.

Antibes, meanwhile, occupies a category of its own. Historic yet lively, elegant yet approachable, it manages to combine Provençal markets, old stone streets, contemporary art, superyachts and family beaches without ever feeling entirely dominated by any one of them. Around Cap d’Antibes, luxury becomes quieter and more discreet, hidden behind stone walls, umbrella pines and private gardens overlooking the sea.

Then there is Vallauris, long associated with ceramics and artistic heritage, thanks in part to Picasso’s years in the area. It may not seek the spotlight in the same way as Cannes or Saint-Tropez, but that is precisely part of its appeal. Vallauris retains a more authentic and local atmosphere, where workshops, cafés and everyday Riviera life still feel closely connected.

Together, these towns and villages form one of the most varied stretches of the Côte d’Azur. Some places lean toward glamour, others toward art, nature, gastronomy or tranquillity. And while they are often grouped together under the banner of the French Riviera, each destination has its own identity, its own rhythm and, occasionally, its own opinion about what Riviera life should actually look like.

Because each destination offers such a distinct atmosphere and lifestyle, all towns and regions featured here are explored separately in more detail throughout this website. From coastal living and architecture to local culture, gastronomy, outdoor life and real estate, each guide provides a closer look at what makes these places unique within the wider Riviera landscape.
